First you find an eligible property to invest in. It’s entirely your choice. The Super Warrant involves a loan up to 75% of the property value with a limited recourse loan from a Bank. The balance of 25% equity required to settle the property and associated costs forms your Super Warrant.

On settlement of the purchase, the property is held in trust for your SMSF by a security trustee. From day one you will receive net rental income from the property, plus potential tax benefits from the investment, less any establishment and transfer costs, interest and administration fees.

After 10 years, or if you choose earlier, your SMSF repays the balance remaining on the loan and the property is transferred to your SMSF. Or if you decide, you may sell the property at any time.
